Areas & Subdivisions

The following areas and subdivisions have been geographically categorized:

CHARPENTIER HISTORIC DISTRICT

Lake Charles has a 30-block area of homes with Victorian to Early Nineteenth Century architecture, which has been named to the National Register of Historic Districts.  This area showcases what is termed "the best and largest collection of Victorian architecture outside New Orleans."  The district's name comes from the carpenter architects who designed and built the structures. At that time, the area was too poor to support the services of a resident professional architect.  Extensive use of native solid pine and cypress is seen in the construction.

There are 17 turrets, the landmark characteristic of Victorian architecture, and many instances of decorative bargeboard, eyebrow dormers, gingerbread peaks and shingle work of various patterns in the district.

Persons looking for the completely restored Victorian home or those seeking the opportunity for "doing it yourself" will find several choices available within the district and surrounding blocks.  

 

SOUTHWEST LAKE CHARLES

Southwest Lake Charles is generally considered to be South of I-210 and West of Common Street.  McNeese State University, Lake Charles Municipal Airport, shops, theatres, and restaurants are but a few of the amenities in this area.  Access to I-210 makes an easy drive to local industries, the Chennault Airpark, or neighboring Lafayette, Beaumont, and Houston.

Stillwood, Stephens Place, Whispering Woods, University Place, Barbe Country Estates, The Trails, Highland Meadows and the Queen of Heaven area offer homes with prices varying between $125,000 - $240,000. Homes in these subdivisions are generally ranch style, single story, and of brick veneer. Typically, they have 3 bedrooms, 2 baths, are between 5-25 years old and feature 1200 -1800 square feet of living area. 
 
Timberly Terrace, Bayouwood, Chalkley Estates, Weaver Park, Westridge, Cambridge Court, Woodcrest, St.Charles Place, Chateau Circle, Crestview, Quail Hollow, Morgan Creek, Rosamond Estates, Oxford Court, Kingswood, and the Lake Street area offer homes with prices ranging from $180,000-$285,000.  With a diversity of styles, these homes offer buyers a variety of options from patio homes to houses on the water.

Subdivisions in the $250,000 plus range offer homes that are custom built. Fernwood, Stillforest East and West, the Shadows, The Settlement, Barbe Woods Estates, Geddings Estates, St. Francis Forest, Crestview, Jacobs Forest, Cypress Point, Cyprien Estates, Deepwoods, Oaks of Heyd, Charleston Place, Reserve, Kingspoint, Muirfield, Graywood Plantation, and Prien Oaks are examples of subdivisions in this price range. 

 

LAKE CHARLES (Southeast)

Southeast Lake Charles has much in common with Southwest Lake Charles but its boundaries are east of Common and south of I-210.

In the Henry Heights, Sunset Acres, Brentwood, and Greenwich Village subdivisions, one will find brick as well as frame homes on slabs and piers with price ranges of $35,000-$115,000.  Typically, these homes have approximately 1000-1500 square feet and are 5-30 years in age. 

Gulfgate, Cherryhill, and Wilshire Place subdivisions are located near McNeese State University and offer varied types of housing, primarily one-story ranch style homes 5-30 years in age.  Prices typically range between $95,000-$195,000.

      

LAKE CHARLES (East)

East Lake Charles encompasses that area North of I-210 and East of Ryan Street.  Greenwich Terrace, Broadmoor, High School Park, and Himont are examples of this area that features homes between 10-40 years with square footage of 1000-1600.  Price ranges vary from $20,000-$125,000.

Larger homes in Oak Park ("The Ridge" and Imperial Woods) offer 2000-3000 square feet of living area and price ranges from $80,000-$175,000.  Styles are diverse from one story brick ranch to older traditional types.  Alley access, wide streets, sidewalks and proximity to Memorial Hospital are positive attributes to this area.  

      

LAKE CHARLES (West)

North of I-210 and West of Ryan Street, one will find Margaret Place, Rio Hondo, Barbe Court, the St. Patrick Hosptial and what is known as The Lake Street Area.  These generally older homes offer diversity in age and character.  Just South of the Lake, these neighborhoods offer charming older homes as well as more modern designs.  Sizes are as varied as the styles with ranges between $160,000-$360,000. 

The Prien Lake Mall and Brownsville areas are quiet, settled neighborhoods featuring older homes and cottages with approximately 1000-1500 square feet of living area, priced between $25,000-$50,000.

 

Planned Community         

Graywood, located in southwest Lake Charles, is the first planned community in Louisiana.  It boasts five alluring neighborhoods, cool waterways, and picturesque views alongside an 18-hole, 7,000-yard, award winning golf course.  Home sites start at $39,000.   

SULPHUR     

Sulphur offers several advantages, including easy access to local industry and interstate highway.  Sulphur is approximately 12 miles west of Lake Charles and only 20 minutes from Vinton, home of Delta Downs Race Track and Casino. 

SULPHUR 

West Point, West Cal-Cam Hospital area, and Villa Maria subdivision offer a wide assortment of homes.  Homes with 1200 square feet frame on piers to the larger ranch style brick homes on a slab with approximately 2400 square feet can be found here.  Prices range from $60,000-$165,000. 

SULPHUR (to the east)

Rosepark, Maplewood, and Summerwood offer subdivisions featuring brick, ranch-style homes from 5-35 years of age.  Sizes in living area vary from 1300-2000 square feet.  Prices are between $75,000-$210,000.   

Bonin Estates, Forest Hills, Audubon Place, Gilmar Acres, Sylvan Oaks, Forest Park, and Inwood are lovely wooded subdivisions with approximately 100-foot lots and larger brick homes.  The average age is around 8 years with square footages between 2000-2800.  One should expect to pay $100,000-$300,000 plus for homes in these neighborhoods.

      

CARLYSS

Most homes in this area, which is South of Sulphur, are on at least an acre of property and are ranch-style in design.  There is a wide range of homes and land sizes and prices are $75,000-$500,000 plus, depending on style and location.

         

WESTLAKE   

There are a large variety of homes in this community from older frame houses on piers to newer ranch-style brick models.  Sizes range from 1200-1800 square feet and from $45,000-$200,000 in price.  Westlake also boasts new construction and older waterfront homes on the Calcasieu River and its westfork.  The prices range from $300,000 plus.

Westlake is proud to be the home to The Isle of Capri Casino with two hotels, great restaurants, and full dockside casino. 
 
 

MOSS BLUFF 

Moss Bluff community is approximately 10 miles North of Lake Charles with access from Hwy 171 or Hwy 378 (West through Westlake).  It includes Sunrise, Southern Belle, Pine Bluff Estates, Indian Hills, Dalque Estates, Sam Houston Forest, Cypress Lake, Pentangeli, and Moss Bluff Estates.  Homes in these subdivisions are usually on one-acre lots and have been built within the last 10 years.  Most are ranch style homes with 1400-2000 square feet with prices between $120,000-$200,000.

Tan Tara, Jamestown, Park Manor, Alamo, French Settlement, St. James Place, Magnolia Forest, Indian Acres, Roman Forest Estates, and Woodland Hills are subdivisions that also offer lovely wooded subdivisions with one-acre lots and larger homes. Living areas vary from 2000-3000 square feet with prices of $140,000-$270,000.
